These guidelines exist to protect the quality of our discourse and ensure this remains a productive and welcoming space for everyone. By participating, you agree to uphold this code.

The Golden Rule: Respect is Non-Negotiable

Healthy debate is encouraged, but disrespect is not tolerated. We are a diverse community of professionals, and our interactions must reflect that.

•Constructive, Not Combative: Challenge ideas, not people.
•No Hate Speech: Zero tolerance for harassment or discrimination.
•Acknowledge All Levels: Be patient and supportive with new members.

Keep Politics to Policy:

Focus on how policy impacts real estate, not partisan attacks or personal voting choices.

Ok: "This new zoning law could affect ARVs in our area."

Not Ok: "You voted for XXX, so your opinion is worthless."

Contribute Value, Don't Just Extract It

A great community is a two-way street. Give as much as you take to keep the ecosystem thriving and ensure discussions are high-quality.

•Stay On-Topic: Discussions must be related to real estate wholesaling and investing.
•Search Before You Post: Your question may already have a detailed answer. Respect members' time.
•Share Experiences: Provide context when asking questions. Share your wins and, more importantly, your failures.
•No Low-Effort Posts: Avoid "Tell me how to start." Ask specific, thoughtful questions that show you've done research.

The "No-Spam" Zone: Rules on Promotion

This is a community for learning, not a lead list for your business. Blatant advertising is the fastest way to lose trust and get removed.

•No Unsolicited Promotion: Do not post links to your services, deals, or social media in main discussion threads.
•Your Profile is Your Business Card: Use your profile page for promotional links.
•No Unsolicited DMs: Do not message members to pitch your services.
•Use Designated Channels: Post deals only in the specific "Deal Board" or "JV" threads.

Stay Legal, Stay Ethical

The integrity of our community and your business depends on operating ethically and legally in a heavily regulated industry.

•This Is Not Legal Advice: All content is for educational purposes only. Always consult a qualified attorney for your specific situation.
•No Illegal Discussions: Do not advocate for any activity that could be construed as illegal (e.g., practicing real estate without a license).

Community Moderation System

Understanding the "Slap" Rules for a Healthy Community.

Grounds for a "Slap"

A "Slap" is a community-driven flag. You should slap any content (posts, replies, or profiles) that violates our community standards. The primary reasons for issuing a slap include:

Spam & Self-Promotion
Includes affiliate links, advertisements outside classifieds, or excessive self-promotion.
Unsolicited Contact Info
Sharing personal contact information without consent.
Trolling & Impersonation
Intentionally causing disruption or pretending to be someone else.
Profanity & Inappropriate Content
Using offensive language or posting unsuitable content.
AI / ChatGPT Abuse
Low-effort, unedited, or misleading AI-generated content.
Off-Topic Content
Content that is irrelevant to the current discussion or community focus.

Consequences & Sanctions

To ensure fairness and transparency, we follow a tiered system for moderation. Slaps from the community trigger a review, but all official actions are taken by our moderation team.

Tier 1: Moderator Review

Triggered when a post receives 3-5 Slaps.

The post is flagged and added to the Moderation Queue for review. No action is taken against the user at this stage.

Tier 2: Formal Warning

Issued after a moderator confirms a rule violation.

A moderator will remove the offending content and issue a Formal Warning to the user. This warning is logged in the user's history.

Tier 3: Temporary Suspension

Occurs after receiving 2-3 Formal Warnings or for a single severe violation.

An admin will issue a temporary suspension from the community. Suspension length increases with each offense (e.g., 24 hours, 7 days, 30 days).

Tier 4: Permanent Ban

For users who continue to violate rules after multiple suspensions or for exceptionally severe offenses.

The user's account is permanently removed from the community.

All moderation actions, including warnings and suspensions, are at the discretion of the admin and moderation team.
